In property transactions, attention often goes to the contract or price. The people preparing, arranging or processing the steps also matter for an initial risk review.

Model a property transaction through people, roles and money

The sale agreement shows only part of the case. Map buyer, seller, representatives, beneficial owners, lenders, payers and recipients. Add your own role: are you introducing parties, advising one side, coordinating completion or influencing payment and structure?

Third-party payments, last-minute changes to the purchasing entity, opaque financing, unnecessary ownership layers and extreme urgency require attention. One signal is not proof of misconduct. Several unexplained departures from the expected transaction increase the need for enquiry.

What the case record should capture

  • Property, price, parties and economic objective.
  • Source and path of equity and the role of external finance.
  • Control chain of participating entities to natural persons.
  • Evidence for third-party payments and late changes.
  • Your activity, risk conclusion and required approval.
